1. We do not overcharge the buyer, but reduce the price as much as we can. Because we are more interested in expanding our list of apartments for rent. And also at a more favorable price (and therefore faster investment return) for the future owner. Our company specializes more in rentals and property management, so if you buy apartments with us, you can immediately pass it to us for professional management, so that in the very near future you can start receiving passive income starting from 5% per annum. You can get more detailed advice by writing us a request.
2. You can buy both with us – new buildings or secondhand properties. What's best? We recommend the secondary market: it is more profitable, promoted on booking platforms and already has its own audience of clients, who come to the same apartment every year.
3. Buying property with us, you get a free, but very important bonus - a truthful audit: by area and a specific condominium where you can safely invest.
4. Many owners prefer “quick investments” - from the resale of their property. By collaborating with us, it will be quite easy to find a buyer, including among our current owners, already experienced investors interested in purchasing interesting options for the purpose of renting them out.

Sunhouse Phuket is a property management company on Phuket Island. Its director, Maxim Soropad, has been living in Thailand for many years and knows how to better and more profitably manage real estate for homeowners.
We offer trusted management of your property, in which owners receive maximum benefits without any worries - they are taken care of by Sunhouse Phuket.
How to become our client if you are already a homeowner in Phuket or plan to become one in the near future?
1. Where does the cooperation begin?
We sign an exclusive management agreement This means that we manage the apartment entirely and all rentals go through us. We also assist with resale.
2. What percentage of the rent do you keep?
We operate at an interest rate of 70/30. 70% goes to the owner of the property.
30% - our company. What does 30% come from? It is your peace of mind, confidence and comfort. After signing the management agreement, we inspect the apartment/villa, complete (if needed) the apartment with necessary equipment, eliminate any defects, if any, do a photo shoot and post the property on all our resources. We will also arrange for you a consultation with our lawyers and accountants to ensure that the lease is carried out within the legal framework of Thailand. We find guests, check them in and out, register them using the TM30 form, are responsible for your apartment, and carry out prompt repairs in case of breakdowns. You don't have to worry about anything, you just get profit.
3. How often will I receive money to my bank account?
Every month you receive full statements, and if there was change in the previous period, the money is sent to you. Tax reporting occurs twice a year, some owners find it convenient to receive payment once every six months or even once a year, all these discussed individually.
4. Can I stay in my apartment myself?
es, of course, by notifying us in advance. The contract states that 3 months in advance - the sooner you inform about your arrival, the more likely it is that the apartment will be available for your period. We also recommend choosing the low season for your personal stay, since your property in the high season will bring you more profit.
5. Will I have other expenses besides the management company’s commission?
Yes, once a year all owners pay a common fee for the Juristic person of the condominium - its cost depends on the rates of a specific condo, as well as the size of the apartment. If you need more detailed advice on this issue, please write to us. Also, once a year, owners of freehold apartments pay a tax to the local municipality. Breakdowns, repairs and replacement of apartment contents that have failed due to wear and tear are also carried out at the expense of the owner. Preliminary approval is made. Payment can be made from the rental money.
6. What happens to the apartment when it is not rented?
The climate in Phuket dictates that apartments need constant maintenance, especially if no one lives in them. Ventilation is carried out 2 times a week using a natural draft in the dry season and using dehumidifiers and air conditioners when it rains, in addition, regular cleaning is done each time.
We set prices in the market and strive to ensure that the apartment is rented out for as much time as possible during the year.
7. Who pays for cleaning and utility bills?
Utility bills are paid by tenants on the day of their check-out according to meter readings. Also, tenants pay for final cleaning including laundry. If the apartment has been standing for a long time after the guests have moved out and has been cleaned, a ‘refreshing’ cleaning is carried out at the owner’s expense before the arrival of new tenants.
